I just got back, actually I am writing this from a ferry ride heading back to Vancouver, from a real estate conference in British Columbia. It was not your traditional real estate conference; rather it was put on by the people who host my website and was a gathering of some of THE most web savvy agents from around North America. I was able to meet some amazingly knowledgeable agents and brokers, forged several great relationships, and shared ideas with some of the most knowledgeable agents in North America.
As good as I might like to think I am at real estate, websites, internet marketing etc. I was truly humbled this week by the agents I met. Being able to bump elbows with these bright minds and pick the brains of people with many...

This is just a short post, but due to the Fannie and Freddie takeover interest rates have sharply improved over the past few days. Right now you can snatch a 30 year fixed for 6% or under. It might be a good time to pull the trigger or at least lock your rate as the market is extremely fickle and who knows what tomorrow will bring.

In theory, the DPA (down payment assistance) program ends October 1st but in reality most lenders have already stopped accepting deals with DPA on them.
I have mixed emotions on this one; on one hand, DPA opens up a whole new pool of buyers to purchase homes that might not have been able to do without this program and that is always good for real estate. I have seen this program utilized for some very...

I am also quite sure you have already been deluged with news bits and information regarding the details of the not so stellar bailout so I will spare you the rehash of it. What I do want to cover is something that not many news outlets are focusing on…the elimination of the seller paid down payment assistance for FHA loans.
You may or may not know this, but FHA loans typically allow buyers an opportunity to get into a home with far less down payment than a conventional mortgage. That is FHA’s whole purpose…make housing affordable to more people. What you may not have know is that while the seller...

I get lots of questions about and have to deal with lots of issues concerning home inspections when selling homes. Before I go too far, let me quote the standard Indiana contract when it comes to inspections and inspection issues. Here is exactly how the contract reads:
If the Buyer reasonably believes that the Inspection Report reveals a MAJOR DEFECT with the Property and the Seller is unable or unwilling to remedy the defect to the Buyer's reasonable satisfaction before closing (or at a time otherwise agreed to by the parties), then Buyer may terminate this Agreement or waive such defect and the transaction shall proceed toward closing. Under Indiana law, "Defect" means a condition that would have a...
