Shame on you Indianapolis Star for running your lead story in today’s paper without all the facts. For those that didn’t see it, the Indy Star’s lead story today is “Area Home Sales Tumble 24%” in giant font with a subtitle of “October drop in one of largest of crisis, far exceeds nationwide decline of 3.3%”. What really rubs me the wrong way is how they and other media outlets just love to glom on to this negative news. I am not refuting the numbers they published, they are correct. What I don’t like is how they just glossed over the impact the elimination of down payment assistance played on this. Although no formal word has come from the company itself, recent reports indicate that Gunstra Builders may be the next builder in the Indianapolis area to close its doors. Gunstra has “shut down most of its sales offices and stopped communicating with clients” according to a recent story in the Indy Star. Gunstra has, or had, 15 communities around the Indianapolis area including Carmel, Fishers, Zionsville, and Plainfield. We will have to what finally shakes out, but it doesn’t look good for Gunstra.
Most of you recall Davis homes recently going belly up as well as KB Homes pulling out of the Indianapolis market. Gunstra could be the next casualty of the “housing crisis”.

Less than 24 hours after the announcement that Davis Homes is shutting down, CEO Brad Davis has revealed that he plans to begin building custom and semi-custom homes before the end of the year. WOW! That is either really gutsy or really stupid…or both. I am not sure but it seems that perhaps consumer confidence in the Davis name may still be shaky on the heels of running the previous company into the ground. Despite the 2-10 buyer’s warranty they, and every other builder, provide there will undoubtedly be some disgruntled homeowners telling all of their friends about how much Davis Homes sucks. Well, it’s official…Davis Home is now closed, out of business, shut down. As of today July 23, 2008 Davis homes is no more. If you read my blog you know that I have been writing about Davis Homes going out of business since last year. I also wrote a blog post about homeowner’s getting mechanic's liens placed on their homes because Davis didn’t pay their subcontractors that generated lots of comments and interest. Thankfully, Davis homes appears to have paid these liens and done the right thing.

If you are under contract with Davis Homes in the Indianapolis area, walk no run away from your contract before it ends up costing you thousands of extra dollars. Davis Homes is getting its new homeowners slapped with liens on their brand new homes that Davis built and failed to pay all of their contractors. I have bogged about some nasty rumors about Davis Homes and also a bone head marketing move regarding their website, but nothing like this. Too often we hear negative stories about the real estate market and especially bad experiences people have had with builders. I would like to take a moment to relay a potentially negative experience that was turned into a positive one with a local builder, Silverthorne Homes. For those that don’t know, Silverthorne Homes is a local builder and the higher end product for Arbor Homes. Silverthorne Homes currently has 4 communities in the greater Indianapolis area and they offer homes that typically start in the $200,000 - $300,000 range. The Federal Housing Administration has recently updated the loan limits for FHA insured loans and raised the limits significantly. Here are the new loan limits for FHA loans in the metro Indianapolis area:

I just went to Davis homes website and they now require you to log in to just see the home page. Who made that decision? This is either just a really bad decision or an act of desperation to capture more email addresses. People who are searching the internet are reluctant to give their personal information unless you show them some value first. Requiring a log-in just to view the home page is a terrible blunder IMHO.
