- In addition to these numbers, there are 135 homes that are pending with an average asking price of $165,195.

- The absorption rate or month’s supply of homes is currently 8.60.

Even though in the Westfield report I just did the number of homes sold was way down while the average sales price was slightly up; we are basically seeing the opposite effect in Noblesville. The number of homes sold is down only 2% this month and 6% for the year. This is a very small decrease based on the market both locally and nationally. What is weird is that the despite the ostensible demand, the average sales price is off 14% this month and 11% for the year. Overall, Noblesville appears to be doing not great but not that terrible either. The fact that, despite all of the economic mess we are in, nearly the same amount of homes sold this year as last is itself encouraging. It remains to be seen if this will translate into an increase (or at least less of a decrease) in average sales price.

Great Post! I find that my Dallas clients appreciate when I show them statistics on the number of homes sold in their neighborhood. It allows them have some perspective on the price of their home so that they can sell ;-)
